We finally received a long awaited snow storm and winter conditions throughout the valley have drastically improved!
Baldy is skiing well and most runs have opened just in time for the Baldy Challenge. Every year PK’s sponsors the charitable event challenging skiers to ski every run on Baldy. Occupancy reports are out and visitor stays are down from 2023. Prices are currently holding but forecasted to reduce this spring and summer. The main driver is likely our slow accumulation of snow and overall ski conditions in Dec. 2023 and January 2024. I will keep you posted on these numbers. Overall valley occupancy for December 2023 and January 2024 hovered around 40%.
New on the Market
This Ketchum home was on the market Summer and Fall of 2023 for $4.690 and has come back on the market now at $4.590. Sellers appear to be motivated.
Townhome With Rental Restrictions
This Ketchum HOA has been successful in limiting short term rentals within their CC&R’s. This particular complex restricts rentals to 30+days and owners are only allowed 2 different tenants annually. This townhome was appraised at $2.425M and is listed for $2.210M. I’m curious to see if and how the rental restrictions affect the value of this unit.

This home is situated on 2.6 acres and was completed in Fall of 2022. Listed for $6.5M.
