My recent bike rides feel especially good! After several months of significant back pain, I had lumbar surgery in July. I’m happy to report a successful procedure and I’m getting back into my activities!

Tom and I spent 10 days visiting our kids in Grand Junction and Boulder, CO. We took a detour to Durango, Ouray, Salida and Leadville exploring Colorado mountain towns off I-70. Good news is, there are still a lot of mountain towns that feel genuine and off the beaten path.

Sun Valley Round Up

Fall has arrived and its a great time to be in the Valley. Crowds dissipate, temps cool and trails are in great shape. After an afternoon forest fire in Lake Creek on Sunday, the rain this week is welcomed!

For the first time in 5 years, we are seeing a number of sales close at a discount from their listing price. I decided to dive into these numbers for September 2025.

I don’t typically analyze one month of Real Estate as they can be too skewed by one large sale or a small sample size. We saw 26 residential properties reduce their prices last month and monthly pending sales were up 60% over September 2024.

Hailey market appears to be the strongest for September of 2025. Sales remain strong with Average Sales price up 21% and and the Average Sold Price Reduction from Listing Price was only 2.8%.
