First Snow! I’m writing this as I watch the snow and wind blow the yellow leaves off the trees. I guess summer is officially over. Looks like it is time to tune up the skis, pull out the parkas, and make some soup!
The market is cooling just like the weather as pending sales are down 37% this week. Interest rates are just over 7% and many buyers are hitting pause. Cash buyers have increased leverage and buying power now.

We are seeing price reductions for single family homes in Hailey. These reductions are currently around 10%.
The two homes below pended sale this week. In my opinion, they are both tear down homes and are pending sale for their land value! The high end of our market continues to show strength.
The Sun Valley home below is located above Fairway Rd with Baldy and golf course views.
The Ketchum home boasts Big Wood Riverfront and is located in West Ketchum.
