We took a vacation! With the kids out of the house Tom and I decided to take a long awaited trip to Europe. We completed a trek around Mt. Blanc with “Run the Alps.” A 7 day, 105 mile trek with 29,000ft of elevation gain! We were also able to drop in on our daughter who is training for alpine skiing with Apex 2100 out of Tignes, France for the year.

Sun Valley Market Report
Year to date real estate report for Sun Valley, Idaho. Sales in Sun Valley have been spurred by some new developments. The current absorption rate is 4.4 which is up 52% over 2022.
Ketchum Market Report
Year to date real estate market report for Ketchum, Idaho. Average sales price in Ketchum is up a whopping 42% for 2023 but sales are down by 36% overall.
The current absorption rate in Ketchum is 5.3 which is up 77% over 2022 signaling a much slower marketplace.
Hailey Market Report
Year to Date Real Estate Report for Hailey, Idaho. Single family homes in Hailey under $750k and in strong demand and sales are strong for this category.
The current absorption rate in Hailey is 3.1 showing a more active market than Ketchum or Sun Valley but this absorption rate is 90% higher than 2022 when inventory was exceptionally low in Hailey.
Price Reduced
Four Seasons is a great condo complex off Warm Springs Road. Close to downtown Ketchum and Warm Springs base area. This condo was just reduced $40k to $599k.
At the other end of the price spectrum, this Ketchum townhome is now priced at $6.9M. It’s been on the market for awhile and shouldn’t be overlooked. A spectacular location off Saddle road with proximity to the Big Wood River that makes you feel like you are in it. The design work for the remodel is stunning. A must see for an in-town townhome.
This large home on 5 acres is just a few minutes West of downtown Hailey in “Croy Canyon” for $1.69M. Croy Canyon is experiencing a lot of growth with multiple new homes being built and several new subdivisions which have sold all their land parcels. A spec home just pended sale with an asking price of $3.4M so prices are coming up in the area.
