With half of 2023 in the rear view and summer finally appearing it’s time to check in on the numbers for Luxury Sun Valley Real Estate. June in Sun Valley and Ketchum is historically a significant month for new real estate listings and this year was no different with 94 new listings hitting the market bumping our absorption rate up to 5%. An absorption rate of 6% indicates a balanced market, which we are getting closer to. After 1-2 years with an absorption rate under 3% this is a welcome change for home Buyers in Ketchum and Sun Valley. Overall the number of homes over $2M for sale in Ketchum and Sun Valley Idaho is 10-11% higher than 2022.
