I spent some time catching up on the numbers for the Sun Valley Real Estate Market. Median and Average sales prices for Blaine county are up significantly over 2022 (20%). However, most of this is due to the sheer strength within the top end of the market.
Blaine county has seen 13 sales over over $5M in 2023 compared to 11 in 2022. As of now there are 4 additional pending sales over $5M. These home sales are driving up the average sales prices for Hailey, Ketchum and Sun Valley.
There is demand for homes under $2M in Ketchum, Sun Valley and Hailey, but they need to be priced competitively because inventory is rising. Our overall sales volume is down nearly 30% creating a rise in inventory.
