It’s been a minute since my last Real Estate Update for Ketchum, Sun Valley and Hailey. So much happened!
Fire! Hailey, Ketchum and Sun Valley are within a fire prone area. Summer is a reminder for homeowners to take precautions when building, designing and maintaining their homes. Some simple changes in building products and landscaping can certainly help protect your home in case of a fast moving fire like we experienced earlier this month with the Glendale Fire. This photo was taken from my driveway of my neighbors home, just prior to tanker planes arriving with retardant drops. No homes were damaged.

A tale of two markets.
Sales and prices are UP in Ketchum and Sun Valley.
Sales and prices are DOWN in Hailey.
I believe this is a reflection of high interest rates which affect first time home buyers most. Sales over $3M have been quite strong this year.
Listings, Sales and Prices are all UP in Ketchum.

Overall number of sales are down in Sun Valley, but median sales price is UP a whopping 32%.

Number of sales and Median Sale Prices are DOWN in Hailey while the number of active listings is UP.
